Problem/Objective

This historic building is over 100 years old and had four existing roof systems layered on it, including the original roof system. The prior roof system was leaking in multiple areas even with frequent repairs completed. There was too much weight on the structure to add another roof system building and with the history of leaks, the only solution was to do a complete roof replacement.

Solution

The previous four roof systems needed to be removed to relieve weight from the roof system. Deck replacement was necessary due to deck rot. ISO insulation was needed to build up the roof system before the 2-ply Derbigum Modified Bitumen Heat-Weld could be installed. All downspouts needed to be removed and replaced. Concrete decks needed repair.

Results

The roof replacement for this customer had many details that needed to be addressed, but with KCCR's expert knowledge of each detail, this customer's historic building is a beauty to behold. The roof no longer leaks and is water tight. The weight has been removed from the building structure which will maintain the integrity of the structure for decades. The customer's roofing system will last for many decades with a 30-year spec. The historical restoration of the Green Glazed "S" Tile, the clean coating of the concrete desks, the impressive guttering, and the functional and decorative downspouts highlight the beautiful architecture of this historic building.

Project Highlights

Step 1

Removal of all four prior roof systems. Deck installation using 3/4" CDX plywood sheeting. Installation of 2-layers 3" ISO insulation with 1/2" secure rock recovery board mechanically attached to new wood substrate.

Step 2

Installation of the 2-ply Derbigum Modified Bitumen roof system included Heat weld of a 1-ply Derbigum XPS Smooth and a heat-weld Derbicolor XPS-FR over Derbigum XPS Smooth.

Step 3

Green Glazed "S" Tile Restoration: Removal of all tile, removed deteriorated batten strips and underlayment, installed new high-temp tile self-adhering tile and metal underlayment, installed new elevated batten strips, re-installed existing tile. Reset terminal hip ridge and bull-nose ridge in new mortar. Concrete Deck Repair: Installed Hydrostop Liquid Membrane System in Dove Grey Color to all concrete decks of building. Architectural Sheet Metal: Installed 22-gauge and 24-gauge pre-finished Dark Bronze functional and decorative guttering, downspouts, coping caps, counter flashings, roof edge, and facia metal.
